HIGH-PERFORMANCE TOWER IN AUSTRALIA _______ View from South East ATLASSIAN HABITATS YHA HABITAT _______ Crown [GFA 3,869 m²] The crown floors accommodate office spaces lined with outdoor terraces. Mixed use tower in the heart of Sydney Sydney is planning its first technology precinct, located adjacent to Central Station. As the catalyst and anchor, the new Atlassian Headquarters will be the first project to be realized in the precinct. The site is situated in one of the most well-connected locations in Sydney and provides rail connections across Sydney, including regional and interstate connections and a direct rail link to Sydney Airport. This project will support a holistic vision for the public realm, reinforcing the site and its adjacent public spaces as the “Gateway” to the Technology Precinct. The project embodies the values of Atlassian, and creates a new benchmark for sustainability, workplace design and ultimately deliver the best space to engender collaboration, innovation, and excellence. Atlassian Tower - sustainability aspirations The new building of Atlassian is going beyond star rating systems and claims to be a game-changer for low-carbon construction, high-comfort and low-energy consumption throughout the whole life cycle. Innovative comfort- and building-approaches focus on human wellbeing with a strong connection to natural spaces and the outdoors, leading to exemplary low energy demand and uniquely stimulating environments. Reducing carbon intensity in the built environment The bold commitments of the project demonstrate Atlassian’s leadership in sustainability. In April 2019 they became the first tech company in Australia to join the RE100 program, which commits companies to accelerate change towards zero carbon and 100% renewable energy. The project commitments to reduce carbon include: 50% less embodied carbon with a hybrid steal-wood high-rise building structure, 50% less energy demand compared to a new conventionally operated building and on- site energy production with PV panels in the vertical facades. From the beginning of building operation in 2024, the building will be supplied with 100% recently added low carbon renewable electricity. Adaptive comfort, climate, and naturally ventilated tower Thebuildingwill offerdifferent typologiesof thermal zones. People can decide between different work environments, depending on their individual preferences and tasks. This is highly anchored in the Atlassian working spirit and aspiration to create delightful, diverse and comfortable working environments. Sydney’s climate offers year-round excellent opportunities for adaptive comfort strategies to support such innovative thermal zoning. The office tower is organized as seven discrete but interconnected zones we refer to as habitats. Naturally ventilated protected park zones are located to the northwest side of each habitat. These park spaces make up about 10% of the NLA, satisfying a green plot ratio of about 2.5. Neither heated nor cooled, only equipped with fans for elevated air speed and shaded by trees and the building structure itself, the achieved comfort is rated as excellent. Directly connected to these parks are naturally ventilated office zones, making up to 15% of the NLA. About 55% of the areas are mechanically conditioned in an innovative way, with excellent fresh air supply. These spaces are cooled with efficient radiant cooling panels supplied by wet cooling towers combined with a gentle breeze by ceiling fans for peak cooling. The provision of mixed-mode environments has been attempted less than a handful of time in high rise buildings in Sydney, but the reward of high-comfort low-energy consumption is worthy of the additional effort and innovative engineering by the design team. Youth Hostel Australia, YHA The lower 5 levels of the mixed-use tower will be occupied by a Youth Hostel. The proposed climate and comfort concept interprets the key words of the YHA design brief sharing a vision of: “interactive atmosphere, fun, interesting, unique, dynamic, relaxing, stimulating, …” Depending on the climate, activity, personal factors and many other comfort-influencing parameters, people have different preferences about their surrounding thermal environment. Especially in a youth hostel, these preferences can vary a lot. Therefore, the goal is to create a strong connection to outdoors with dynamic and stimulating environments, where guest can choose their climatic preference where they want to rest, relax, play, eat, etc. Status of project The presented material represents the design status and coordination of the Schematic Design and State Significant Design Application submitted end of October 2020. The design is currently undergoing a review to optimize NLA in the office tower, to review adapted client requirements for the YHA part of the building and to address requirements for Value Engineering. Short history of project and main authors To inform the international architectural competition a test design was developed with the client Atlassian (represented by Ric Wang), the architect for the test design (represented by Edwin Chan EC3), the structural and facade engineers (represented by James O’Callaghan, EOC) and climate engineers (represented by Wolfgang Kessling, Transsolar). The exceptional design brief defined clear aspirations for an inspiring architecture with a hybrid steel/concrete/wood structure and healthy workspace design offering innovative conditioned offices in parallel with natural ventilated offices and protected gardens. The winning architectural team is represented by Corie Sharples and Andreia Teixeira (SHOP) and Ninotschka Titchkosky (BVN). The project was submitted by the climate engineers. All habitats feature natural ventilated park areas to the North. _______ YHA [GFA 7,952 m²] The Youth Hotel Australia exists on the first floors of the mixed use tower. _______ Link zone [GFA 787 m 2 ] Publicly accessible transit area which traverses the project site on several levels connecting station streets and plazas. _______ Shed [GFA 1,822 m²] An existing heritage building on site which in parts is to be preserved. The Shed Roof will include seating steps that follow the slope of the heritage roof. High-comfort Low carbon building Sense of place _______ Adaptive Comfort Sydney climate (orange band) offers year-round excellent opportunities for adaptive comfort strategies (green band). With fans to elevate a gentle breeze, excellent comfort conditions can be created. _______ Natural Ventillation With natural ventilation, inside temperatures can be kept close to outside temperatures.
